Welcome to SimplyDownsized.com, a website owned by Simply Downsized, LLC (“Company“, “we” or “us“). The following terms and conditions (together with any documents referred to in them) (collectively, these “Terms of Use“) apply to your participation in our home transition professional referral program in which we selectively refer consumers to vetted transition professionals including  licensed real estate agents and brokers. These Terms of Use also apply to content, functionality and services offered on or through SimplyDownsized.com (the “Website”).

Please read the Terms of Use carefully before you agree to use the site. By using the Website or by clicking to accept or agree to the Terms of Use when this option is made available to you, you accept and agree to be bound and abide by these Terms of Use and our Privacy Policy, found here. If you do not want to agree to these Terms of Use or the Privacy Policy, you may not reference the Website or engage Simply Downsized LLC for services.

Referral Services

Simply Downsized, LLC may refer willing consumers to licensed professionals in the areas of professional organizing, estate sales/auctions, home improvement, junk removal, moving, senior living, concierge services and real estate, including licensed real estate agents/brokers. We may receive referral fees from our referral partners as a flat fee, a percentage of the project cost, or a percentage of the commission received by a real estate broker. Use of this Website and our services constitutes your agreement to our receiving compensation under this arrangement and any additional referral fee arrangement that exists between us and our referral partners.

Anna Novak, owner of Simply Downsized, LLC is a licensed real estate salesperson in the Commonwealth of Virginia. Simply Downsized LLC is primarily engaged in making referrals to licensed real estate salespersons, but we may perform transactional real estate services in some instances.  Our brokerage affiliation is Keller Williams Metro Center, Arlington, Virginia. 

When you submit information to us for the purposes of obtaining a real estate or other professional services referral, you authorize us to use that information for that purpose.  You acknowledge that you may be contacted by the partners that we have connected you with, and that the information given to those partners may be retained by them. 

Contracts for Services performed by any of our referral partners, including real estate brokerages, will be governed by those contracts customarily employed and/or required by our referral partners, at their discretion.

Changes to the Terms of Use

We may occasionally revise and update these Terms of Use.

Intellectual Property Rights

The Website and its entire contents are owned by the Simply Downsized LLC, its licensors or other providers of such material and are protected by United States and international copyright, trademark, patent, trade secret and other intellectual property or proprietary rights laws. You must not copy, modify, create derivative works of, publicly display, publicly perform, republish, download, store or transmit any of the material on our site.

You may not reproduce, sell or exploit for any commercial purposes any part of the Website, access to the Website or use of the Website or any services or materials available through the Website without express permission of Simply Downsized LLC. All other names, brands and marks are used for identification purposes only and are the trademarks of their respective owners.

You may link to our homepage, provided you do so in a way that is fair and legal and does not damage our reputation, but you may not establish a link in such a way as to suggest any form of association, approval or endorsement on our part where none exists.
